One-off payment or continued rent — which is better?
It depends on your preferences and situation. A sale gives a one-off, certain payment of the full amount and relieves the owner of obligations under the agreement. We do not give financial advice — we present the terms and the decision is yours.
What happens to the lease after the sale?
We take over the operator agreement in full as part of the transaction. From the moment of sale we become a party to the agreement and assume its related rights and obligations.
Do several operators use the site (co-location)?
Yes, we also buy plots where several operators use a single tower or mast. Co-location usually increases the value of the location and we take it into account in the valuation.
For how long are lease agreements concluded?
Agreements in this industry are usually concluded for a long period — most often 10 to 30 years, with the option of extension. The specific terms follow from the agreement concluded with the operator.
Does selling the plot affect taxes?
Income from the sale of a property may be taxable, and the rules depend on factors such as the holding period and the owner's individual situation. We are not a tax adviser — for settlements we recommend consulting an accountant or tax adviser.
Do I need the operator's consent to sell?
Selling a property is the owner's right. As part of the transaction we ensure the continuity of the lease and complete the formalities towards the operator — all legal handling stays on our side.
What documents will be needed?
To start, basic information is enough: the plot number and location, land-register data and a copy of the lease or tenancy agreement with the operator. We complete the remaining documents together at a later stage.
Is a base station safe for health?
Mobile base stations are subject to applicable electromagnetic-field (EMF) standards and inspections by the relevant authorities. Detailed information is provided by operators and the institutions responsible for measurements.
How long does the whole process take?
The time depends on the completeness of the documents and the legal status of the property. After receiving basic information we quickly present a preliminary offer, and closing follows verification of documents and signing the agreement before a notary.
